TNRERA Orders TVS Emerald Luxor Promoter to Fix Address Details Before Advertising

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) directed real estate promoter Emerald Haven Development Limited to rectify address discrepancies for its TVS Emerald Luxor project before issuing any future advertisements. The regulatory order, passed on July 29, was issued following a formal complaint regarding advertisements that described the residential development as being located in Anna Nagar.

The July 29 ruling follows an earlier interim directive issued by TNRERA on April 2. In that initial order, the regulatory authority instructed the developer not to advertise the project using misleading information designed to attract potential homebuyers. TNRERA had also mandated that the promoter immediately remove all such advertisements from social media platforms and submit a compliance report detailing the actions taken.

Responding to the regulatory body, Emerald Haven Development Limited submitted that it had implemented the necessary changes on its official website as well as on project hoardings. The developer maintained that its promotional materials complied with directions previously issued by TNRERA in August and October 2025. It stated that the project is physically located on Gurusamy Street, off Clock Tower Road, in Anna Nagar West Extension, falling under the Chennai 600040 postal PIN code administered by India Post.

However, TNRERA records revealed that the official RERA registration certificate for the project, dated March 27, 2023, listed the site location as Padi Village under PIN code 600050. Describing this conflict as an inadvertent clerical error, the developer stated that it had sent formal communications on May 21 to the Chennai Metropolitan Development Authority (CMDA), the Greater Chennai Corporation, and TNRERA requesting an official address rectification.

The promoter contended that the administrative discrepancy on the registration paperwork did not alter the physical reality of the site's location in Anna Nagar. Based on this argument, the developer petitioned TNRERA to withdraw the interim directions previously issued against it on April 2 and June 10.

TNRERA declined to withdraw the interim orders, pointing out that the developer had failed to produce documentary evidence demonstrating that the required representations had actually been made, and noting that the official rectification process remained pending. The authority directed the developer to fully complete the address correction and file a memo with supporting documents confirming completion before advertising the property again.
