State Government Appoints Interim Panel to Lead TNRERA in Chennai

The Tamil Nadu state government on Tuesday superseded the Tamil Nadu Real Estate Regulatory Authority (TNRERA) in Chennai and appointed a three-member interim panel to lead the regulatory body. The decision was taken to resolve an administrative deadlock that arose after the recent resignations of the authority's previous chairperson and members.
The newly appointed interim panel will steer TNRERA for a period of six months with immediate effect, or until the authority is reconstituted, whichever occurs earlier.
Retired IAS officer K Phanindra Reddy has been appointed as the interim chairperson of the panel. The other two members appointed to the interim body are retired district judge A Nazir Ahamed and retired IAS officer Reeta Harish Thakkar.
According to an official order issued by the housing and urban development department, the state government noted that the authority was not in a position to discharge its statutory functions. The order stated that the body could not perform its duties under the Real Estate (Regulation and Development) Act, 2016, following the mass resignations.
Under the temporary arrangement, the three-member panel will exercise all powers and perform all functions of TNRERA. Their operations will be conducted in accordance with the Act and its established rules to ensure that the regulation of the real estate sector continues without disruption.
An official stated that because all members had resigned, the government invoked a specific provision in the Act that allows for the appointment of temporary members. To facilitate the permanent reconstitution of the authority, the state government has also written to the Madras High Court to nominate a judge for the search committee.
TNRERA was originally constituted under Section 20 of the RERA Act. Its primary mandate is to regulate the real estate sector and protect the interests of homebuyers across the state.
