Perambur and Perumbakkam Lead Chennai Home Price Surge in First Half of 2026

Residential home prices in Chennai's peripheral neighborhoods, including Perumbakkam, Perambur, and Mogappair, saw a significant surge in the first half of 2026 as homebuyers shifted focus away from established city centers. According to a report by Knight Frank India, this shift has driven up average housing prices across Chennai by 5 percent to ₹7,555 per square foot, with peripheral localities experiencing much higher growth due to improved infrastructure and connectivity.
Perambur recorded the sharpest increase in the city, with home prices climbing 35 percent over the past year to reach ₹10,563 to ₹11,158 per square foot. The rise in Perambur was largely driven by new metro connectivity and various infrastructure improvements.
Perumbakkam, situated close to the OMR IT corridor, registered a 20 percent increase in home prices. This growth was aided by its proximity to the employment hub and the development of the upcoming metro phase-2. Meanwhile, Mogappair saw a 13 percent rise in home prices, supported by its established social infrastructure and steady demand from end-users.
Beyond these primary areas, other peripheral neighborhoods are also experiencing rapid development. Localities such as Sembium near Perambur, Madambakkam, Medavakkam, Selaiyur, Nolambur, and Valasaravakkam are witnessing increased real estate activity.
According to G Mohan, a member of the Chennai Southern Builders Association, the development in these emerging areas is characterized by a specific type of housing. Mohan stated that it is mostly gated communities that are coming up in these localities.
While peripheral areas saw dramatic spikes, the overall Chennai residential market maintained steady growth during the first half of 2026. Total housing sales across the city rose by 3 percent to reach 9,198 units. To meet this demand, real estate developers launched 9,588 new residential units, keeping pace with the launch volume recorded in the previous year.
