GCC Puts Property Tax Revision on Hold Across Chennai

The Greater Chennai Corporation has put its property tax revision on hold with immediate effect following grievances raised by the public, Commissioner G.S. Sameeran announced on Thursday, August 13, 2026. Taxes will revert to the rates prevailing before the revision across the city, including developed residential zones such as Anna Nagar.

In an official press release, Dr. Sameeran stated that property tax demands will be reversed to pre-revision figures. For property owners who have already paid according to the revised notices, the civic body will adjust the collected sum as advance tax for subsequent half-year periods.

The civic body is also preparing to reduce basic street rates for property tax in several residential parts of the city, particularly in newly added zones. A recent study conducted by the GCC on basic street rate rationalisation revealed that added zones had recorded higher basic street rates than residential neighbourhoods in the core city. Residents in areas such as Alandur had raised complaints about facing steeper rates compared to established localities like Anna Nagar.

Dr. Sameeran clarified that basic street rates in core city areas will be mostly maintained, while reductions will be introduced in the added areas. However, he noted that lowering basic street rates is a separate procedure requiring further consultations and policy decisions before implementation.

Opposition to the ongoing reassessment drive had also led property owners to seek remeasurements. The GCC received 69 formal appeals requesting remeasurement of properties, which officials planned to carry out on-site in the presence of the respective assessees before finalising the assessments.

Prior to the suspension of the revision, the GCC had generated 3.49 lakh reassessment notices across all 15 zones of the city. A total of 30,520 property owners had paid the revised property tax after receiving their notices, bringing in ₹11.10 crore in tax payments as of Thursday.
