248 Property Registrations Completed on Day 1 of Tamil Nadu Online System

Tamil Nadu launched its new presenceless property registration system on Monday, recording 248 online first-sale registrations of apartments and plots across the state on its opening day.
The 'Anywhere Registration' system, which became mandatory from August 17 for specified first-sale transactions, allows builders and developers to submit registration paperwork online without requiring buyers or sellers to visit a sub-registrar office (SRO). The initiative is designed to cut waiting times, reduce footfall at SROs, and limit physical interface during the registration process.
According to an official from the registration department, 123 of the 248 completed transactions involved plots, while the remaining deals were for flats.
Under the workflow, builders and developers set up dedicated logins to upload sale documents and applicant details. The system uses Aadhaar-based biometric authentication, including fingerprint and iris verification, to confirm the identities of the parties. The designated SRO then accesses the files, scrutinises the documentation, and processes the registration. Applicants can respond online if officials request additional details, and digitally signed registered documents and receipts are issued electronically.
The initial phase covers the first sale of plots by developers and apartments by builders, along with certain linked mortgage transactions.
Minister for Commercial Taxes and Registration D Logesh Tamilselvan stated that memorandum of deposit of title deed (MOD/MODT) filings can presently be completed either online or in person at SROs, with plans to make the process fully online in the future.
